MIDDLEBURG HEIGHTS, Ohio -- City Council unanimously approved a zoning code ordinance at its March 23 meeting that enables the city to revitalize the Southland shopping area, as well as other retail districts.
Jay Stewart of Stewart Land Use has been reviewing the city’s entire zoning code for several months. The ordinance will be included as part of his future report and recommendations to council.
“This mixed-use PUD (Planned Unit Development) zoning will allow us to take a look at our retail districts,” Mayor Matt Castelli told council. “It’s very similar to what we proposed with our Southland Redevelopment Study.
“With this ordinance, the types of mixed use where we could incorporate some residential, retail and maybe some office space together would be allowed.
“It really is going to have an extremely positive impact on Southland, as well as potentially some of our other retail districts that we’ve been working on,” he said.
Castelli indicated that developers have expressed interested in new mixed-use opportunities in Middleburg’s retail districts.
“We’d like to get that vision we put together for Southland moving forward,” he said.
Council President David Bortolotto said the legislation allows retail areas to become “more current and relevant.”
“I think it will help inspire developers that are used to working with that (mixed-use zoning) in larger cities, and perhaps bring some mixed-use development here as well,” Bortolotto said.
“When you look at different cities that are doing multiple uses for zoning, it’s evident they have become very popular,” added Councilman Tim Ali. “I’m glad to see we’re going to be able to do that also.”
